Tuscan Feeling > Booking Conditions for weekly rentals

1. Unless explicitly stated otherwise, the minimum rental period of our holiday apartments is 1 week, from Saturday afternoon (check in from 16,00 h to 19,00 h) to Saturday morning (check out from 8,00 h to 10,00 h). Unless explicitly stated otherwise, the listed prices refer to 1 week allowing the number of guests as indicated in the descriptions. The presence of unauthorised persons is a valid reason for eviction without the right to any reimbursement. Any additional costs (extras) are specified in the description of the premises. Please ask prior to booking if the owner of the house will accept animals. The presence of unauthorised animals is a valid reason for eviction without right to any reimbursement. Please also ask for the period during which the pools are open and available for guests (generally from 15 May until 15 September depending on weather conditions). Also note that the period in which heating is allowed is subject to Italian Laws, this may change from year to year. Please ask prior to booking.

2. Reservations can be made directly through our office, our partners, or through an authorised agent. The booking conditions refer to the booking confirmation sent to the client. With his/her signature of the booking form, the client accepts these booking conditions.
Reservations are valid if the following conditions are met:
The client signs the booking form; this contract is therefore binding. With the signature the clients becomes responsible for the rental according to Italian Law.
Upon the confirmation of the booking, a deposit of 30% of the total amount has to be paid. The rest payment is due within 30 days prior to arrival. If the arrival is foreseen within 30 days after booking, the total payment is due within 5 days after the confirmation of the booking. Payments can be done by bank transfer, by cheque or by credit card (only VISA or MasterCard). Detailed instructions will be given with the booking confirmation.

If the signed contract and the payment of the deposit are not received within a time span of 7 days after booking, the reservation is automatically cancelled. The booking will also be cancelled in the event that the final payment is not received in due time.

3. After the total payment, clients will receive the official booking confirmation (voucher) with arrival instructions to present to the owner at the check-in. It is prohibited to transfer the voucher to another party or to provide accommodation to persons others than those specified. The presence of unauthorised persons is a valid reason for eviction without the right to any reimbursement

4. Upon arrival, the client has to pay to the owner a breakage deposit as specified on the booking confirmation. This cautionary deposit will be returned in total prior to departure, less the cost of any possible damages caused to the premises. Extra costs and services that are to be paid on the spot as specified in the booking confirmation (telephone, final cleaning, heating, etc.) may be deducted from the breakage deposit prior to departure.

5. Cancellation fees:
In the event that the client cancels his or her stay, the following cancellation penalties will be applied:
10% of the total price for cancellations made 60 days prior to the foreseen arrival
30% of the total price for cancellations made 30 days prior to the foreseen arrival
50% of the total price for cancellations made 20 days prior to the foreseen arrival
90% of the total price for cancellations made 10 days prior to the foreseen arrival
100% of the total price for cancellations made within 10 days prior to the foreseen arrival
In the event that the apartment is rented for the same period to another client under the same conditions, 90% of the total amount will be reimbursed and 10% will be retained to cover administrative costs.

6. Complaints:
The descriptions of the properties are made in good faith and according to our best knowledge. Our agency cannot be held responsible for any alteration carried out by the owners without informing our agency. If the client has a cause for complaint, he/she should inform our agency on arrival day (Saturday) or at the latest on the next Monday within 12,00 noon. No complaint can be considered valid and no refund will be paid unless this procedure is observed. We reserve the right to verify the causes of the complaint and if the client is deemed to be right, he / she will be compensated in proportion to the damage up to a maximum of the rental price paid. If necessary and possible, our agency can transfer the client to another similar or better property. Should the client accept the exchange, he/she cannot ask for any other compensation. In no case will we pay the costs for hotels or other accommodations. If the client vacates the property before reaching an agreement with our agency about the complaint, he/she will forfeit the right to compensation. Weather conditions, insects, water or electricity blackouts, construction works carried out by public state agencies, or damages caused by major force will not be considered as valid causes of complaint.

7. For any possible legal controversy the Court of Florence will have the exclusive competence. Italian Law and jurisprudence must be applied. Our responsibility is bound to the rules for real-estate agencies according to Italian Law. Should new laws modify some of these conditions, the validity of the remaining conditions cannot be questioned.
